Conservatories Do Not Require Building Regulations

Conservatories under 30 square metres, for some obscure reason, have no need to abide by building regulations. Conservatories, like greenhouses, are classed as temporary structures.

The groundworks image related to one of our more complex builds demonstrates some of the things that a builder has to deal with when a site gets complicated. This image shows many drainage runs that have to be dealt with during the build. This property was built on a slope, and the footings for the new extension had to match the house depth, which was 3 metres deep, as advised by building control.

Builders of conservatories do not have to follow any building regulations over footing depth, so imagine the complications that would happen later if the footings were shorter than recommended; subsidence some years later is a certainty, followed by a dispute that involves so much financial exposure the legal issues could take years to resolve.

Why Is A Turnkey Solution So Important?

You have had a small sample of what’s involved in the groundwork before erecting your new orangery. Any problem or dispute arising after the build will always create a difficult conversation, so you must think about how to avoid that issue from getting out of hand. Be Careful With Other Options

Most national suppliers of hardwood orangeries prefer to supply the superstructure and subcontract out all other elements of building works. They may strongly recommend a builder within your area. If you take this option, you have two contractors to deal with, and who do you turn to if things go wrong?

Why could this be a problem? National companies use multiple sub-contractors, and this could be the problem as you cannot control the quality of work and standards from one build to the next. When talking to national companies who want to supply and install the orangery, you have to make this decision. You have to coordinate & manage the building works, electrics, plastering & and screed yourself without any knowledge of the timescales needed and when they should be scheduled.
